Director of Project Development and Construction Management
SUMMARY The Director of Project Development and Construction Management is responsible for supporting owner direct design-build, construction, controls/automation, equipment, and energy retrofit projects across various business lines. The role can be remote as support services require significant travel to Virginia, Maryland, Northern Virginia, and Western Pennsylvania geographies. The primary function of the job is to assist and provide project development expertise to owner direct sales associates, including but not limited to Service Sales, Controls, and Owner Direct Systems (complex) sales. This requires the ability to leverage and apply the unique product values from the HVAC equipment portfolio, while generating differentiated design-build solutions projects. This role will also require the ability to consider input from energy partners and apply it to real-world building situations to produce executable proposals and turnkey projects. The Director of Project Development and Construction Management is responsible for overall management of the project, including consulting with the owner; coordinating and leading partners; supervising members of the project team; and overseeing project implementation, financial and administrative oversight, reporting, and monitoring and evaluation of the project. Thus, serving as a key partner on design-influenced commercial HVAC projects for all phases of construction and post-sale implementation. As the business scales, the expectation is that the leader in this role can hire and attract talent for additional project administration roles and build a team of project managers to ensure fulfillment and customer satisfaction.
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES include the following:
Provides strategic leadership and technical, operational, financial, and managerial oversight for successful implementation of project activities.
Works closely with Owner Direct Sales associates to develop project requirements and determine project solutions.
Directs a cross-functional team consisting of design and energy engineers, project developers, automation engineers, construction project managers, while partnering with key mechanical and electrical subcontractors.
Leads or supports, depending on the opportunity, coordinated sales efforts involving multiple sales groups.
Works effectively in a team-selling environment.
Gathers and validates preliminary information and performs facility walk-throughs, construction plan reviews, or other requirements.
Provides knowledge and consultation in the form of developing HVAC system-related solutions for the customer’s problems, including financial and performance-based considerations.
Determines project needs, constraints, and responsibilities to meet the customer’s HVAC system or building design and installation requirements.
Directs and manages project development from inception to project close-out.
Reviews ASHRAE Level 1, 2, 3 energy audit reports and determines which projects to develop in collaboration with the sales team.
Completes schedule of values, subcontract scopes, and budgetary construction estimates.
Develops full-scale project plans, coordination drawings, shop drawings, and construction schedules.
Ensures that the project and scope are technically sound, evidence-based, and consistent with customer requirements.
Responsible for project take-off, selection, pricing, and integration of equipment, controls, and services.
Prepares transition documents and communicates project readiness for assignment to the operations team.
Attends and effectively participates in project meetings.
Manages contracts and forms relationships with subcontractors.
Oversees administration team that executes final inspections of projects, invoicing, retainage, and customer satisfaction.
SUPERVISORY RESPONSIBILITIES As the business scales, construction PMs and PDs may potentially be added to the supervisory responsibilities of this role.
QUALIFICATIONS include the following:
Bachelor’s degree in Electrical/Mechanical Engineering, Construction or Engineering Technology, and a PE License; +10 years of construction management and project development experience.
Management or supervisory experience of project managers and service personnel.
Strong understanding of energy markets, energy utility rebates, and tax incentive opportunities.
Understanding of basic energy conservation measures applied in buildings.
Proficient with HVAC systems, controls, and automation.
Ability to perform HVAC equipment selections.
Experience using cooperative purchasing, GPO, and government purchasing vehicles.
ESCO market and energy retrofit knowledge.
Excellent oral/written communication skills.
High level of presentation skills.
Excellent customer relations skills.
Marketing and market planning knowledge.
In-depth knowledge of the HVAC industry.
Ability to travel at least 60% of the time.
Ability to function independently and deliver results.
